What happened to our Av’s; Nuggets Rolling

Wow what happen in the game against the Canucks this past Tuesday.  They were up by 3 after the first period lookin good all was looking like we were going to tie Vancouver for the division then the 2nd period started we exchange  goals we’re still up by 3 then Samuelsson gets hot they score 2 more to end the period 3 to 4.  We’re still up by one I’m thinking we can pick up the pace hold on BUT ouch they come back to win 4 to 6.  Is Vancouver that good or did we just blow it.  Probably a bit of both, Oh well in looking at where we are and where they predicted us to be we are still doing pretty darn good.

Nuggets are doing Fantastic and are a blast to watch Colorado teams are stepping up and standing out. Rockies are looking good in their preseason as well.  Having a great time with Colorado sports. The pressure  is going to be on the football team; you know the Broncos maybe with less drama  things well settle down and they can get down to business.

HARP Program Refinance up to 105% LTV

 This is a program that helps home owners who’s property values have declined in value due to the current economic downturn causing the Loan to Values ratio to go above what lending limits would (in the past) allow for to be able to refinance.  This program was created for those home owners who had obtained what is considered a conforming loan or the non Sub Prime Loans.  These are loans that are owned by Fannie Mae or Freddie Mac the two main Home Lenders in the market GSE’s); this program does not apply to FHA Loans or non Freddie or Fannie loans.  If your not sure what type of loan you have or who owns your loan there are several ways to find out; first if you would like, you can always contact me Andrew Hahn president of  Capital Advantage LLC. mortgage lending and I’ll be glad to help you and that applies to any questions you may have regarding any mortgage issue.  Located and licensed in the State of Colorado; specializing in loan origination in Colorado and the Denver Metro area.  If you would rather work on this yourself the easiest way to find out is to call your loan servicer or the company you send your payment to.  You can also go to Fannie Mae’s website CLICK HERE or Freddie Mac’s website CLICK HERE and input your information to check online.   I have found that online you need to get the information exactly as it is on your payment coupon or it might not be accurate, that’s why I would suggest calling your servicer.  Now the HARP Program well allow a refinance up to 105% of the current value of your home.  Now here is one of the really good benefits of this program, if your first mortgage at the time you obtained it was at 80% or below you were not required to pay MI (mortgage insurance) so with the new loan even at the higher loan to values your are NOT required to get mortgage insurance THIS IS BIG and for those who do have MI you only pay at the current rate that you pay now.  Mortgage Insurance premiums are/were based on loan to value; so if your loan was 85%  Loan to Value your premium was charged at a lower rate and the premiums adjust in 5% increments, but with that said if you pay MI now, then your used to it in your payment and your saving based on an interest rate reduction would still be a savings because the MI part of the payment would not go up.  For those people that obtained a first and a second mortgage you can still qualify for this program; the first mortgage can go to a Loan to Value of 105% so were good there now what we need to do is contact the company that has the second mortgage and ask them to subordinate to the new first mortgage (to allow the new first mortgage) what we need to do is call the second mortgage and ask  if they well allow this.  In the beginning second mortgage companies were not to keen on this idea but as time has gone on they are becoming more receptive to allowing the new first as it saves you money making your payment more affordable.  As it goes the second mortgage company usually charges a fee to subordinate they’re loan; I know USAA does not charge and some companies charge up to $350.00 up front. Again that’s why we need to call to find out if they allow the subordination and what are there terms and another factor what is there time frame.  Some lenders can do it in a couple of weeks where some are taking up to 6 to 8 weeks. It’s a bit of a workout but if you can reduce your interest rate to today’s low rate it is well worth the effort.  Now the amount of savings is a bit more complicated than just saying if you can lower your rate by 1% it’s worth doing.  On lower loan amounts say $100,000 or less you might need to reduce your rate by more than 1% in order to have a refinance make sense on the other hand for loan amounts over $250,000 maybe a .5% rate change well be worth it.  I would just say that it costs you nothing to give me a call and have me put together a mortgage analysis to determine what options you have and to be able to know  what makes the best sense for your situation.

How about those Nuggets

Since footballs over for season I’ve been watching our other pro teams and I must say the Nuggets are turning me into a basket ball fan. They’re down right fun to watch. They have been winning without Carmellow and looking good. J.R Smith had a bit of a drought but seems to be working his way out of it. The whole team is stepping up to the plate. With their win over the Spurs today they have now won 9 of their last 10 games WAY TO GO. In the Western Conference; Northwest division we are in 1st place by 3 games, keep this up and post season here we come. I’m looking forward to meeting the Lakers again but i feel this time it well end up differently. Keep up the good work we look forward to see’in ya in the post season.

The Avalanche are doin us proud as well They are second in their division; not bad considering they were all but written off at the beginning of the season.

In the mortgage world this could prove to be an interesting week and active week. we need to see if equities are going to continue their slide. Pictures from Fireworks Displays I’m part of

July 09 008Well Broncos are done so time to move on. Nuggets are still doing good as well as the Avalanch that all very good. The playoffs are underway, i really don’t have a huge amont of interest so I though I would share some pictures from some Fireworks show I help with.  I have worked with Zambelli fireworks for going on 6 years now helping set up fireworks displays. Most of what I do is help set up racks and load shells, just alot of busy work. But i do have to say it’s alot of fun to be apart of putting on great firework displays for all to see. The best part well one of the best parts is hearing people talk about the shows we put on. I have largely worked on setting up the displays for the Colorado Rockies at Coors Field 4 or 5 times a year, couple of days over the 4th, fan appreciation day; working the year they went to the World Series was a lot of fun, of coarse it would have been better if they won but still a lot of fun anyway. the picture above was from this past year setting up close proximity product at Invesco Stadium.July 09 003 Here I am wiring up more close proximity product around the upper bowl of the stadium. This show is all shot by computer and takes several days to set up with mostly a crew of 5 and I say mostly because there is a group of us that work at several locations. We all work on both Invesco Stadium and Coors Field.

Saved from post season embarrassment

Saved from post season embarrassment, probably we just had to go through the end of the season embarrassment. The Broncos had the average season that was originally expected just not in the fashion we had suspected. They might have done us all a favor if they would have lost a couple in the beginning and won a couple more in the end. I don’t know why no matter who the coach or who the players the broncos always have a way to make the good teams look bad and the bad teams look good, maybe it’s the altitude. All we know for sure is the seasons over for the Broncos. We can look forward to the NFL draft, should be pretty interesting this year what happens in the off season. Who is going to stay and who is going to go. I was pretty surprised Orton played as well as he did (to start) sort a fell week at the end, but i guess he got us through but was as average as team turned out to be. I think its pretty apparent we need a quarter back. Still glad we got rid of the whiner (his year turned out as he deserved). We still have the Avalanche who are playing pretty darn good and the Nuggets too. We all still can look forward to a grand New Year. Andrew Hahn

Bucks Trophy Lodge

DSC00934The picture you see in my header is from a fishing trip to Canada that I am able to go on from time to time with a group of good friends. We fly out of Port Hardy up Rivers Inlet to a floating Lodge. Bucks Trophy Lodge it’s a great place, I have provided a link to their website, you should check it out and if you ever have the chance I would highly recommend this Lodge to all. Because Bucks is a floating Lodge say up in the back country when we leave Port Hardy you fly out in a sea otter as seen in the picture. The Lodge holds around 20 people so there are 2 of the sea otters and one 4 person Beaver that takes about a 45 min flight to get to the lodge. We always bring home a bunch of salmon and if you mouse over the pictures on the right side of the header you well see me with my big catch, a 145 pound halibut. That was fun and good. took me about 30-40 minutes to get him to the surface; had to play him for about another 40 or so minutes until the support boat could get there to help get him in; the boats we go out in are only 16 footers. Well if you have a chance visit their website and remember a bad day of fishing is better than a good at work. (sometimes a good day at work can be pretty rewarding as well)

Well no upset

I have to say the Colts and the Saints look like the real deal. The Broncos came out in their mid season form and got behind and couldn’t recover. O’ well i guess we can still say they are doing better then expected; new coach team turmoil lost out franchise quarterback (thank goodness, nothing but a whining baby) Good luck Chicago. We should still finish the season in OK shape and still might make the playoffs. So after all is said and done they haven’t been the the team that most had written off at the beginning of the season. Colorado’s pro sports teams are all doing pretty good. The Av’s and the Nuggets are doing pretty darn darn this year.
